The Property:Originally a farmhouse, dating from around 1850, the property is stone-built, with exposed beams throughout.
It has been lovingly restored to provide a spacious, comfortable home, while preserving all the rustic charm of the original.
It provides almost 3,000 sq. ft. (270m²) of living space on ¾ acre (2790m²) of land, and is laid out as follows: |
 |
- The main house. On the ground floor: an oak-fitted, 266 sq. ft.
kitchen, with utility room giving onto a lovely 340 sq. ft.
covered terrace; a spacious (480 sq. ft.)
living-room with walk-in
Inglenook fireplace, and french-doors leading to a large
terrace overhanging the valley; master
bedroom with fireplace, en-suite bathroom, 4m of built-in oak-fronted wardrobes, and a french door giving access to its own
terrace. On the first floor: a second bedroom (currently used as an artist's studio), with a large 3-sided dormer-window giving
gorgeous views across the valley, with an en-suite WC and an office-area, currently used as a dressing-room.
- A 2
bedroomed gîte, or guest appartment, with its own private entrance
living-room with open-plan fitted kitchen,
dining area, bathroom and independant west-facing
terrace. The current owners have successfully let this for the last 10 years, with revenue averaging £6,700 from an average of 17 weeks let per year. For more, see the gite page.
- A
huge studio (576 sq. ft.) serving as a 5th bedroom above the gîte, accessible both from inside the main house and via a charming
wooden staircase & balcony from the outside.
- A 40 by 20 foot
swimming pool, and
pool-house, built in 2001, with its own fitted
kitchen, WC, and
dining-area, with fabulous views across to the imposing granite cliffs of the Lot valley.
The property was re-wired and thoroughly insulated in the year 2000, and now profits from a respectable
ergonomic profile. Central-heating is solid-fuel, with three independent zones - the main house, the gîte, and the studio above.
Hot water is provided by a heat-exchanging water-heater, installed in 2011. Drainage is currently to a septic tank, but the local commune are planning to install mains drainage in the near future.
